Worry-free Home Additions

So you’ve had your architect-designed home addition approved for construction and are now ready to engage a builder to do the work.
Putting on first floor home additions is for many people one of the largest single investments they will make, second only to the purchase of the house itself.
Using the right builder can make the difference between a smooth worry-free experience, and 12 months or more of pure stress.
In this article, Paul Petrusma shows how, by selecting the right builder, you can maximise the success of your home improvement project while avoiding unnecessary headaches.

1.Stay in Control of your Budget
You will likely have been given a ballpark estimate of the building cost to use as the basis for your project budget. While this is generally a good starting point, each home renovation project is unique and you do not want to be stung with additional costs which were not included in the price. In other words, the devil is in the detail.
Obtain a Fixed-Price Quotation. The only way to stay in control of your budget is to insist on a detailed, fixed price Quotation from each Builder that you approach to do the work, a Quotation that specifies everything the Builder will take responsibility for. Read the Quotation document carefully. If it isn’t listed, then it’s not likely to be included. Who will pay for internal painting, inspection for hazardous materials (and removal if found), pest inspection, Council damage deposit, Construction Certificate, final inspection fees, etc? Insist that the builder be specific – for example include window frame colours (non-standard colours are often dearer). Some builders charge a small fee to produce a detailed fixed price Quotation; this is likely to be money well spent given the peace of mind that comes from knowing that your budget cost will not blow out.
Prime Cost allowances are typically included in a Quotation for items you will select yourself during construction, such as bathroom hardware. If you select an item more expensive than the allowance, you will be required to pay the balance. If, on the other hand, you select one that is cheaper than the allowance then you should receive a credit for the difference. For a meaningful price comparison between quotations, make sure you include the Prime Cost allowance.
Provisional Sums are allowances the Builder has included for works that could not be costed at this time because the scope of the work may not be clear until demolition works are done. It is a “best guess” by the Builder and you will typically be required to pay any amount over the allowance stated (or receive a credit if the actual cost is less than the allowance). If Provisional Sums vary immensely between quotes, ask the Builder why this is the case.

2.Minimise the Problem of Construction Delays & Poor Quality
Quality. First floor home additions are a specialised type of construction, employing different techniques and systems than those used for new home construction or ground floor extensions. Don’t leave quality to chance. Here are some ideas:
•    Check your local Department of Fair Trading for the builder’s rating
•    Find a builder who has won awards for their home addition projects
•    Speak to past clients or review client testimonials
•    Ask the Builder what quality control systems they utilise. For example, do they verify the measurements on the plans you provide in order to minimise potential construction problems?
Warranties. While warranties against deficient structural work is provided through NSW legislation, having “minor” defects repaired can be a more arduous process, particularly for problems discovered only after you take occupation of the new room(s). Make sure that your builder provides a minor defects warranty for at least 6 months after completion.
Construction Time. The maximum time to build should be written into the building contract. As a guide, expect a $300,000 addition to take up to 5 months to complete. If the contract duration is longer, you may be in for some unwelcome delays…

3.Address Construction Issues Before They Begin

Construction Supervisor. You will likely be allocated a Construction Supervisor who will oversee the trade contractors working on your project. The Supervisor’s role is to ensure that construction times and quality are achieved, and that any concerns you may have during construction are heeded. Obtain a commitment that the Supervisor will attend your site on a daily basis during construction and will keep you fully informed on progress.
Emergency Contact Numbers. Make sure that the Builder has a 24/7 contact number in case of emergency during construction, such as storm damage. You should also be given back up contact numbers in case you are unable to reach your Construction Supervisor.
Protecting Your Belongings. Your roof area and parts of the ground floor will become a construction site. Most builders will not insure against damage to your home contents so it is advisable to remove fragile items such as chandeliers or antiques to avoid the risk of damage. You should also check with the builder as to the precautions to be taken to maintain property security.

Carpenter Ants

carpenter ants

Carpenter Ants And The Use Of Carpenter Ant Treatments

Carpenter ants might seem harmless but if left to thrive in a certain place, they can prove to be big nuisances so getting the right carpenter ant treatments is the best thing to do. This is because these ants can cause damage to homes, structures, furnishings and other places especially to those made of wood. While some people think that carpenter ants eat wood, this is not true. These little creatures use wood to build caves and nests and they use wood to build colonies as well. If they are not handled promptly, then these insects can proliferate in an area and cause much damage over the years.

Carpenter ant treatments are necessary if a homeowner does not want these insects to take control of a certain area in his property. These little creatures might seem harmless, quiet as they are, but can prove to be very damaging to property just like termites. Also, they can be quite bothersome especially if you always see them trekking and running about some areas of the home they frequent due to food foraging. If left to thrive for long, there might come a time when controlling these carpenter ants can become very difficult or even impossible even while using carpenter ant treatments.

Before implementing carpenter ant treatments, it would be wise to also be aware of the control measure you can do as a homeowner. For instance, if you already see some of them frequenting a spot outside your house, you can then already start sealing off some cracks or crevices along your house walls or floors so they can be prevented from going inside the house. If there are tree limbs in contact with a wall in your house, you can cut off these branches so the ants are not given easy access to your main house structure.

Carpenter ant treatments become necessary if you do not want them to increase in number or if you want to eliminate them totally. Keep in mind that if you simply let them be, they would reproduce to a great number and cause more problems and damages. A homeowner can implement carpenter ant treatments two ways. You can buy the ready-to-use carpenter ant baits that attract the insects and then kill them upon contact. You can also use sprays that kill various pests including carpenter ants and termites. Of course, another option is to call a pest control company to implement the necessary carpenter ant treatments.

Pests - Cockroaches, House Centipedes, Spiders, What to do?!?

I'm going crazy. I've just killed 8 baby cockroaches with bug spray, but more and more keep appearing from the bonus room. And I think some of them are resistant to the spray. I thought there was a curious lack of bugs this summer, but now they're back. I've killed a bunch of baby spiders also. And we have problems with house centipedes (*shudder*), silverfish, and ants...and they're all in my room. This is like my worst nightmare come to life. I can't sleep I'm so paranoid. I'm going to try and convince my dad to call up a professional exterminator. We have a basement (littered with bugs probably), 2 other floors, and 6 bedrooms. I live in GA - as an estimate, how much would a one time whole house extermination of the pests I just listed cost? And does anyone have any tips on how to control my irrational fear of any bug/insect like things because honestly, I cry when I have to touch one or go near one. So completely irrational. Help please!

For a quick fix,buy some electronic bug repellent devices. These plug into a mains socket, run 24/7 at minimal cost and deter all types of bugs.
There are several types available,we've PestXit Ultra, which works well.
Professional extermination would be expensive, ask City Hall if they have a Pest Control officer,at least they'll advise,
Consult your doctor about your fear of bugs, this is a common phobia and help is readily available.

Why Fly Infestations Occur and Treatments

Flies may seem small and harmless as they do not bite, sting, or appear to cause any serious bodily injury. However, flies can in fact pose severe health threats to both humans and animals because of their breeding and feeding habits. Flies have the potential to spread diseases such as parasitic worms, cholera, and salmonella. This is because they both breed and feed on things such as decaying animal carcasses, animal excrement, and food waste. When flies feed, they defecate on the food on which they are feeding. In this way, flies have the potential to contaminate any food on which they land. Flies can reproduce rapidly, and they can quickly infest a home if left untreated.

Flies Commonly Infesting Homes -

They type of fly with which most homeowners in Australia have to deal is the green blowfly. The green blowfly is metallic green in colour and 12mm or less in length. This insect makes a loud buzzing sound when it flies, which makes its presence in a home quite evident. Even though the blowfly is most frequently spotted during the hot summer months, these little annoying creatures can also be found in households during the cooler winter months as well. Blow flies typically develop in feeding mediums such as food waste, manure, or other animal materials such as decaying carcasses.

How Infestations Develop -

Green blowflies generally breed on decaying flash or animal excrement. Dead animals around the home such as birds and mice or left over food scraps may attract blowflies. Flies lay eggs in batches of 100 to 200, and these eggs will hatch within a day. The life cycle of the fly is: egg, larva, pupa, and adult. From the time the egg is laid, it takes about 20 days for the fly to become an adult. The life cycle of the fly is usually 5 weeks or less.

Pest Management Techniques -

Generally managing blowflies can be challenging for many as these little creatures bread on a range of food sources and as such, they can reproduce very quickly. A pest inspection may be required in order for homeowners to determine the source of the fly infestation. Once the source has been located and removed, proven pest control techniques can then be used to eradicate the infestation. One weakness of the green blowfly is its tendency to rest during the night-time. Quite often a professional pest control is an effective method at eliminating fly infestations as surfaces on which flies rest can be treated. Baits will also produce desired results.
